Roofing Q & A 13th Jan 2011

In case you cannot attend, listed below are some answers to questions that you may already have thought about. If  you need more information, or want to discuss any concerns you have in private or cannot make this session, please contact me on the details below to book a convenient time. We hope to see some of you at this Q&A session but in the meantime, just to confirm that South Anglia stands by its promise to carry out the works which will now be a £3 million roofing improvement programme at Berecroft. All costs for these works will be covered by South Anglia Housing.

There will be a new structure put into the roof of every two storey house on the estate, including those that are privately owned. Unfortunately, the works programme is more complicated than our independent surveyors and engineers originally thought which are why there have been delays.

While we share your frustration that work will not be completed more quickly, however, we are confident that we are taking the right approach as we have now tested and retested the solution.

1.Q. What is the reason for the delay?
A. When we lifted the roof coverings off for the first time, we were able to see clearly the work that was carried out originally.  Unfortunately, we found that we will need to do more work than we first thought, and the work needed is more complicated than our surveyors originally thought. So that we could find out if this work would need doing to all of the houses, we checked another 20 properties across Berecroft.  We found that the extra work will need to be carried out on all of the houses .                                                                                                                                                                                                              

2.Q. What solution has been agreed?
A. The current roof structure is made of timber. The least disruptive solution for residents is to replace this with a modern, lightweight steel structure and then replace the roof coverings as we originally said. The new steel structure will include new fire break walls between properties. The work will be carried out from inside the current pitched roof, so that there will be no need to have large areas of the roof covering removed for any long period of time.

3.Q. When will the work start?
A. We now have the final approval from building control. The new steel roof structure will be ordered and works will start in early February

4.Q. How will this affect my home?
A. From the outside there will be no evidence of the works apart from the new roof coverings and guttering. Internally the new lightweight metal roof structure will sit on the original flat roof instead of the wooden beams. The roof structure will have a 40 year guarantee and the roof coverings a 25 year guarantee. We ask that you contact your home insurance provider to inform them of the proposed works.

5.Q. When will all the works be finished?
A. The works are scheduled to finish 55 weeks from the date they start.

6.Q. When will the works start on my house?
A. A programme of works will be finalised, and then we can tell when blocks of houses will be done. We hope to have this information to you by the middle of February.                                                                                                                                              

7.Q. Will the works take longer than originally quoted?
A. The new programme of works will take about 13 weeks more to complete.

8.Q. Who will be paying for the extra works?
A. As we have previously stated, South Anglia will be paying for all the costs of the roofing and guttering works. 

9.Q. How sure is South Anglia that this is the correct solution?
A. We have consulted two independent structural surveyors along with an independent building control company, and this is the most viable solution with the greatest life span and guarantee.                                                                                                                                          

10.Q. Will my rent increase as a result of the works?
A. Your rent will not increase as a result of the re roofing works.South Anglia Residents will be receiving a rent review letter in the near future which is revised yearly but this has no connection with the re-roofing works.                                                                                                                    

11.Q. What will happen to any lighting or electrical connections that I have in my loft space?
A. When these items are discovered, they will be removed temporarily and once the works are completed they will be replaced in their original position where possible.

12.Q What is happening with the guttering?
A. All of the houses will benefit from the installation of a new and improved guttering system, the cost of which will be covered by South Anglia Housing.

 13.Q. Who do I contact if I have a problem whilst the works are taking place on my roof?
